Preparing for Inspection Part 6

Understanding oneself and the enemy leads to victory in a hundred battles.

This is a saying from Sun Tzu's "The Art of War," meaning that if you know your enemy and yourself, you will not be endangered in a hundred battles.

The moment of greatest fear for sellers in the process of selling a house might be the inspection, especially for houses that have not been well-maintained for a long time.

However, if you know in advance what aspects are checked during the inspection and are prepared mentally, and if you have fixed what can be fixed beforehand, you can more confidently handle the demands of the buyer.

Now, let's continue from the previous post and find out what aspects are checked during the inspection.

Exterior:

  • Check the condition of the roof, including its approximate age and whether there are any areas where water can collect.

  • Inspect the gutters for damage or blockage from leaves or debris. You can check this directly through any stains on the surface of the gutters. If the surface is clean, it means water is flowing well. However, if there are signs of water flowing sideways, it could indicate improper installation or blockage.

  • Verify if the chimney cap is intact. If not maintained, concrete or brick chimney caps can pose risks of falling debris or even trapping wildlife inside.

  • Ensure that the downspout is sufficiently far away from the house to prevent water from flowing back towards it.

  • Check if the siding is intact, without any rotting or broken parts.

  • Ensure that handrails on decks, etc., are not loose.

  • Confirm that exterior outlets have covers.

  • Check if trees around the house are not in contact with the building or too close to it.

Other:

  • Verify if the fireplace is functioning properly.

  • Check if handrails inside the house are securely fixed.

  • Ensure there are a sufficient number of smoke detectors and carbon monoxide detectors, installed in the correct locations.

Over the past few days, we have learned what inspectors examine during inspections. Before putting your house on the market, it's advisable to inspect it yourself and fix any manageable issues in advance. This is one of the effective ways to sell a house successfully.
