When thinking about what sellers fear most in the process of selling a house, could it be inspections? Especially in the case of homes that haven't been well-maintained for a long time, this fear might be even greater. However, if you know in advance what aspects are checked during an inspection and fix what can be fixed beforehand, or if you mentally prepare for it, wouldn't you be able to handle the buyer's demands more confidently? So, let's find out what aspects are checked during an inspection, following the previous post. Appliances Check if the cooktop is functioning properly. For gas cooktops, also ensure that the gas isn't leaking. Check if the oven is functioning properly. Sometimes leaving it on can cause smoke and a burning smell. It's better to avoid such situations. Check if the microwave is functioning properly. A common method is to put a wet kitchen towel or paper towel in a bowl of water and microwave it for about 20 seconds. Check if the dishwasher is functioning properly and if there are no leaks. Inspectors usually run a full cycle of the dishwasher to confirm its operation. Check if the refrigerator is working properly. Put your hand inside or use a temperature gauge to check the internal temperature. If the refrigerator has an ice-making or water dispenser feature, ensure that water is coming out properly and that ice is being made correctly. Check if the washing machine is functioning properly and if there are no leaks. For top-load washers, some inspectors check if the water drains properly by filling it with water and letting it drain. Check if the dryer is functioning properly and if the dryer ducts are properly connected without excessive lint buildup. When it comes to selling a house, one of the most fearful moments for sellers might be the inspection, especially for houses that haven't been well-maintained. However, if you know what aspects inspectors check and prepare for them in advance, addressing any fixable issues beforehand, sellers can handle buyer demands more confidently. Now, let's explore what inspectors typically check during an inspection, continuing from the previous post. HVAC-related: Verify the manufacturing year of the furnace, water heater, and AC condenser. In contracts like those in Illinois, if these systems function properly and pose no harm to occupants despite their age, they're considered acceptable. However, aging HVAC systems often deter buyers due to potential costly replacements. Offering a home warranty to buyers can alleviate such concerns. Inspect the internal and external condition of HVAC systems. Look for signs of leaks, rust, or other damages on the furnace and water heater. Assess the maintenance level of HVAC systems. To prepare for this, it's advisable to have an HVAC specialist conduct routine maintenance before listing the house. Addressing any malfunctions beforehand can provide leverage during negotiations. Ensure the thermostat functions correctly. Check if the AC condenser's lines are well-insulated. Verify if there's a drip pan under the water heater. While not crucial, it's a good practice. So let's continue from the previous post and explore what aspects are typically checked during an inspection. Plumbing Related: Main Water Supply: Inspectors check the location of the main water shut-off valve. They verify if the meter connected to the water supply is running when all water in the house is turned off. Leak Detection: Inspectors check for any leaks. To do this, they might let water run for a while in sinks or basins and then inspect for any water accumulation. Alternatively, they might use tissue paper to detect leaks around the plumbing connections. Hot Water Availability: They confirm if hot water is readily available. Proper Labeling: Inspectors ensure that the faucets are labeled correctly for hot and cold water. Drainage: Inspectors check if drain stoppers are functioning properly. When thinking about what sellers fear most in the process of selling a house, could it be the inspection? Especially in the case of houses that haven't been well maintained for a long time, this fear might be even greater. However, if you know in advance what aspects are checked during the inspection and address any fixable issues beforehand, or prepare yourself mentally, wouldn't you be able to handle the buyer's demands more confidently? So, let's find out what aspects are checked during an inspection. Electrical Related 1.) Circuit Breaker Panel Firstly, whether each circuit breaker is properly labeled (indicating which switch controls which electrical circuit). Whether each circuit breaker is only controlling one wire. If it controls two wires, it's called double tapping and it violates building codes. Whether the wire sizes connected to each circuit breaker are appropriate. There are different wire gauges depending on the amount of power, and it's essential to ensure that the wire size matches the appliance or machine it's serving and that the circuit breaker can handle that size. 2.) Outlets, Switches Whether each switch operates properly. Whether each outlet functions correctly. Whether the wiring for each outlet is properly connected. Typically, each outlet has 2-3 wires: the hot wire, the neutral wire, and the ground wire. Reversing the hot and neutral wires during installation can lead to a dangerous situation called reverse polarity, which poses a fire hazard. Inspections check for this. Whether GFCI outlets are properly installed and functioning. GFCI outlets automatically cut off power when they detect a current imbalance, reducing the risk of electric shock, and they are required in places where water is present or could be present (kitchens, bathrooms, outdoors, garages, etc.). Inspections verify that these outlets are installed correctly and operational. Whether all lights turn on properly. Whether ceiling fans operate correctly without wobbling or making unusual noises. Whether garbage disposal functions properly. 3.) Miscellaneous Electrical Whether there are any exposed external wires. Whether outlet covers are intact. These are the aspects typically examined during an electrical inspection. (몇번 스위치가 어느 전기를 차단하는지가 잘 적혀있는지) 각 circuit breaker가 한 전선만을 차단하는지. 두 전선을 차단할 경우는 double tapping이라고 해서 빌딩코드에 어긋나게 됩니다. 각 circuit breaker와 연결된 전선이 사이즈가 맞는 전선인지. 각 전선마다 gage라고 하는 사이즈가 있습니다. 전력의 양에 따라 이 사이즈가 달라지는데, 이 전선이 사용되는 어플라이언스나 기계에 맞는 전선을 사용하는지, 그리고 해당 전선을 차단하는 circuit breaker도 해당 사이즈의 전선을 차단 할 수 있는 사이즈가 맞는 breaker 인지를 확인합니다. 2. 아웃렛, 스위치 각 스위치가 정상적으로 작동하는지 각 아웃렛이 정상적으로 작동하는지 각 아웃렛의 전선이 똑바로 연결되어 있는지: 전기를 하시는 분들은 잘 아시겠지만 보통 하나의 아웃렛에 연결되는 전선은 2 ~ 3개입니다. 전기가 들어오는 Hot wire, 전기가 나가는 neutral wire, 그리고 번개 같은 것은 맞았을 때 전기가 끊기지 않게 옆으로 흘려주는 ground wire가 있습니다. 여기서 neutral wire와 hot wire를 바꿔서 설치해도 전기는 들어오게 되어 있습니다. 하지만, 이는 reverse polarity라고 하여 화재의 위험이 있게 됩니다. 인스펙션에서 이 부분도 점검을 합니다.     Through the recent articles, we have explored some typical cases of inflating square footage (sq ft). From the buyers' perspective, purchasing a house with inflated sq ft at the listed price per sq ft is understandably not ideal. It might feel akin to being deceived. Conversely, many sellers might think, "Ah, if we inflate our sq ft in the same way, we could sell our house for more." However, is there no issue from the seller's perspective when selling a house with inflated sq ft? Absolutely not. In fact, inflating sq ft can lead to secondary problems during the process of completing the home sale contract. When buyers purchase a house with a mortgage, it typically involves an appraisal. During this appraisal, almost all appraisers naturally verify tax-related documents and base their appraisal on the size of the house stated in these documents. In other words, the appraisal is conducted based on the house's accurate original sq ft. Consequently, the appraised value of the house may come out lower than the contracted price. This means buyers become aware of the exact sq ft of the house, sometimes leading to contract cancellations. Even if the contract doesn't get canceled, if there's an appraisal gap, buyers often attribute this difference to the incorrect sq ft, and sellers may be held responsible for covering the gap. So, if you're a buyer, when viewing a house, be sure to request the realtor working with you to provide the accurate (based on tax documents) sq ft of the house. Conversely, if you're a seller, even if you inflate sq ft, make sure to specify the exact and accurate above-ground sq ft to avoid issues later. That's all about sq ft.     As you know, in the United States, house sizes are often expressed in square feet (sq ft) since the metric system isn't commonly used. However, you may find some houses that appear much larger or smaller than their listed square footage suggests. Why is that? Certainly, factors such as the amount of light entering the house, wall color, decorations, and layout can make a house appear larger. Moreover, a well-designed layout can significantly enhance the perception of size. However, that's not the whole story. In fact, in the housing market (at least in Illinois), it's quite common for listings to inflate the square footage by omitting or inaccurately specifying areas that should either not be included or should be clearly stated separately. The motive behind this practice is simple: if two houses are priced the same, a buyer would naturally be more drawn to the one with a larger apparent size. This could potentially attract more interest and visitors to the house (though unfortunately, these visitors are likely to leave disappointed). Another scenario arises when inexperienced real estate agents on the buyer's side mistakenly believe that the given square footage is accurate and end up overpaying for the property. Now, let's delve into how square footage is inflated, continuing from the previous discussion. Houses with Converted Attics In the realm of U.S. residential properties, it's quite common for older single-story homes to have their attics converted into second floors. However, in cases where the conversion wasn't legally approved or permitted, these changes wouldn't be reflected in the tax documents. Consider this example: As seen above, the listing states the square footage as 1131 sq ft, with a note indicating that the upper square footage is 377 sq ft. However, the actual square footage documented for tax purposes is only 754 sq ft. This discrepancy arises because the listing includes the sunroom and the converted attic space. In this particular case, based on the photos, it's apparent that the second-floor space doesn't meet the requirements to be counted as habitable square footage. To qualify as a room, the space needs to have a ceiling height of at least 8 feet and must be equipped with windows for egress and a closet.     아시다시피 미국은 미터를 사용하지 않기 때문에 집의 크기는 sq ft으로 표기를 합니다. 그런데, 어떤 집들은 적혀진 sq ft에 비해 크기가 엄청 크고, 어떤 집들은 sq ft에 비해 엄청 작을 때가 있습니다. 왜 그럴까요? 물론, 집에 들어오는 빛의 양이나, 벽의 색, 장식등으로 집을 커 보이게 만들 수 있습니다. 그리고, 집의 레이아웃이 좋은 경우도 집을 훨씬 크게 보이게 만들 수 있습니다. 하지만, 그게 다는 아닙니다. 사실, 시장에 나온 집들중, (최소한 일리노이에서는) 원칙적으로는 sq ft에 포함시키지 말아야 하거나, 구체적으로 적어줘야 하는 부분을 생략하여 집의 sq ft을 부풀려 보이게 리스팅을 하는 경우가 많이 있습니다. 왜냐하면, 같은 값이면 다홍치마라고, 비슷한 가격에 사이즈가 더 큰 집이라면 당연히 관심도 많이 갈 것이고, 그러면 집에 보러 올 사람들도 많아질 테니까요 (하지만 아쉽게도 이렇게 보러오는 사람들은 당연히 실망을 하고 갈 확률이 높습니다). 또 다른 경우는, 바이어측의 리얼터가 미숙하다면 주어진 sq ft이 맞는 크기인 줄 알고 웃돈을 주고 구매하시는 바이어분들도 당연히 생기게 됩니다. 그럼 지난 글에 이어서 어떻게 sq ft을 부풀리는지 알아보겠습니다. 3.
