Let's continue to explore that aspect following the previous post. Be mindful of minor mistakes. Again, listing photos are the first impression of the home you're trying to sell. Therefore, it's essential to avoid minor mistakes when taking photos. For example, leaving the toilet seat up or having the TV on in the background can distract viewers. Additionally, if there are cars in the driveway, it's best to temporarily move them. If possible, open all curtains or blinds to allow for a cohesive view between the outside scenery and the interior ambiance of the house. Illuminate the interior brightly. Open curtains or blinds to let sunlight in, and ideally, keep all interior lights turned on to brighten up the house. It's advisable to use bulbs that emit warm or bright white light. Overly bright lights can take away from the warmth of the home, making it appear bright but not necessarily inviting. A house that radiates brightness and warmth, akin to the presence of people, is generally more appealing. Avoid excessive wide-angle shots. Sometimes, you might come across photos that use wide-angle lenses excessively to make the house appear more spacious. Let's revert to the analogy of online dating. Imagine setting up a date after seeing someone's photo, only to find out that their appearance was heavily photoshopped. It would undoubtedly lead to disappointment. Therefore, it's best to use wide-angle shots sparingly, akin to adding just the right amount of seasoning to a dish. Pay attention to composition. Real estate photos should showcase floors, walls, and ceilings harmoniously. The optimal height for capturing this composition is said to be chest level. While it might be tempting to angle the camera from the floor or ceiling to make rooms look more spacious, such photos often fall short in conveying visual information about the house. Hence, it's crucial to capture floors, walls, and ceilings in a balanced composition and arrange the background in a stable manner within that frame to ensure viewers feel comfortable. In the previous post, I talked about the importance of listing photos. So, how can we ensure that these important listing photos come out well? Let's explore that aspect. Always Consider the Background You need to think about how the background will appear in the photo. In other words, if there are too many frames on the wall or too many photos, you should reduce the number to ensure that people's attention is drawn to the house rather than the frames. If there are religious wall decorations, it's also advisable to remove them. If there are windows visible in the background, make sure they are clean. Similarly, if the top of shelves is messy, make sure the viewer's gaze isn't fixated there but directed towards the overall house. If books on shelves are not neatly arranged, it's the same. Before taking the photo, simplify and tidy everything up so that attention isn't focused on one area of the photo. Clean the Lights as Much as Possible Remove all dust from the lights and bulbs. Make sure to clean the lampshades as well. Of course, if multiple bulbs are used in a light fixture, they should match. Remove all Accumulated Dust In living, dust tends to accumulate in various places around the house. Be sure to remove all this dust. When taking photos, these dust particles reflect the flash's light and become more noticeable in the photo than you might expect. Pay Attention to Props The main purpose of props is not to make the house look pretty, but to allow viewers to understand the utility of each space in the house. Therefore, coordinate the tone and manner as neatly as possible to highlight the utility of each space. For example, as I mentioned in the previous post, a home office is essential nowadays. Therefore, if you show a specific space in the house as a home office through props, this house will attract more attention than a house without a home office. Also, avoid excessive setups. For example, putting wine glasses and bottles in the bathroom to give the impression that "this house is completely staged" is not a good idea. 지난 글에서 리스팅 사진의 중요성에 대해 말씀드렸습니다. 그럼 그 중요하다는 리스팅 사진이 잘 나오게 하려면 어떻게 해야 할까요? 그 부분에 대해 알아보겠습니다. 1. 항상 배경을 생각해야 합니다. 사진의 배경이 어떻게 나올지를 생각해보셔야 합니다. 즉, 벽에 액자가 너무 많다거나, 사진이 너무 많다거나 하면 개수를 줄여서 사람들의 시선이 액자가 아닌 집으로 가게 만들어야 합니다. 종교적인 벽 장식이 있다면 그런 부분도 떼어 두시는 것이 좋습니다. 배경에 창문이 보인다면, 창문도 깨끗하게 닦아 놓으시길 권해드립니다. 선반 위가 지저분하거나 하여, 역시 보는 사람의 시선이 그런 곳에 멈추지 않고 전반적인 집을 향하도록 신경쓰셔야 합니다. 책장에 책들이 보기좋게 꽂혀있지 않은 경우도 마찬가집입니다. 사진 찍기 전에 모든 것을 간소하고 가지런하게 하여 시선이 사진의 한 곳에 머물지 않도록 주의해야 합니다. 2. 전등 최대한 깨끗하게 전등과 전구에 쌓인 먼지는 다 닦아 놓으십시요. 전등갓의 먼지들도 물론 다 닦아 놓으셔야 합니다. 당연히 여러 전구가 들어가는 전등의 전구는 통일 시키셔야 하고요. 3. 쌓인 먼지는 다 제거해 주세요 살다보면 집의 이곳 저곳에 먼지가 쌓여있기 마련입니다. 꼭 이런 먼지들 다 털어내 주세요. 사진을 찍을 때 이런 먼지들이 플레쉬의 빛을 반사하여 생각보다 사진속에서 눈에 잘 띄게 됩니다. 4. 신경써서 Prop을 해주세요 Prop의 가장 중요한 목적은 집을 예쁘게 보이기 함이 아닙니다. 주 목적은 집의 각 공간의 쓰임새를 보는 사람이 느낄 수 있도록 하는 것입니다. 따라서 최대한 깔끔하게 Tone and Manner를 맞추어 각 공간의 쓰임새가 잘 보일 수 있도록 표현합니다. 예를 들어, (제가 전 글에서 말씀드린대로) 요즘은 home office가 필수입니다. 따라서, 집의 특정 공간을 home office로 쓸 수 있다는 것을 Prop으로 보여주면, 이 집은 home office가 없는 집보다 더 많은 관심을 받게 됩니다. 그리고 너무 과도한 설정은 피해주십시요. 예를 들어 욕실에 와인 잔과 병을 둔다던지 하여 보는 이로 하여금 “이 집은 완전 스테이징 된 집이야”의 느낌을 주는 것은 좋지 않습니다. 다음 글에서도 사진이 잘 나오게 하는 법에 대해 글을 이어가 보도록 하겠습니다. #시카고복덕방 #리얼터 #리얼터한상철 #한인리얼터 #시카고한인리얼터 #시카고 #일리노이 #일리노이한인리얼터 #시카고리얼터 #한인부동산칼럼 #일리노이리얼터 #부동산 #한인부동산 #부동산중개인 #미국 #Realtor_SangHan #realtorsanghan #realtor #realestateagent #help_everyone_live_in_a_better_home #chicagokoreanrealtor #selling #investing #Chicago #illinois #realestate #Residential #residentialbuilding

An article on 20 DIY projects that anyone can do was published in the Bob Vila Magazine, known for its house projects. Let's find out together what projects there are and add my personal opinions. Creating a Container Garden Once again, is there any DIY project easier than gardening in American homes? This is the third gardening-related project chosen by Bob Vila out of the 20. Container gardening is essentially gardening using pots. It involves harmonizing the size, color, and shape of the pots with the plants you're going to plant. I know someone who plants tomatoes, lettuce, peppers, etc., in large pots at home. When decorated well, it not only looks good but also becomes a practical garden. Lining Cabinet Drawers and Shelves By lining the cabinets in your home, you can protect the bottoms of the cabinet drawers and shelves from spills and prevent the colors from fading. It also makes cleaning the cabinet bottoms much easier. In the past, previous generations of mothers used to buy sheets and cut them to size to line the cabinets. However, nowadays, various options are available, allowing you to choose a product that suits your preferences. Commonly used liners include plastic, foam, and vinyl liners. Plastic liners are ideal for wire shelves, as they create a barrier on the sides to prevent items from falling out. Foam liners are suitable for shelves where fragile items are stored, as they provide cushioning. Finally, vinyl liners are affordable and versatile, making them suitable for various uses. One thing to be careful about is that liners with adhesive on the back can be a bit troublesome to remove later, so be cautious. House project관련 잡지들 중 힘 좀 쓰는 Bob Vila Magazine에서 누구나 할 수 있는 20가지 DIY project에 대한 기사를 올렸습니다. 함께 어떤 프로젝트들이 있는지 알아보며, 제 개인적인 의견도 곁들여 보겠습니다. 19. 컨테이너 가든 만들기 역시 미국 개인집에서 가드닝만큼 DIY하기 쉬운 프로젝트는 없는 걸까요? Let's explore some of these projects together, and I'll add my personal opinions. 13. Re-caulking Doors and Windows (Adding New Sealant) Caulking that is worn out versus freshly applied caulking can make a significant difference in aesthetics. Additionally, when the caulking around doors and windows deteriorates, it can lead to insulation issues, reducing energy efficiency. During winter, cold drafts can seep in through the edges, while in summer, the cool air generated by the air conditioner escapes. Therefore, it's advisable to redo this task every 4 to 5 years. The process is quite simple. In my experience, the quality of the caulk gun influences the caulking's overall quality. Investing in a good caulk gun, around $20 to $30, is recommended. Trimming the end of the caulking cylinder appropriately is also crucial. However, it's not a very difficult task and can be done by anyone. 14. Painting Kitchen Cabinets Honestly, I believe this is not a task for everyone. To paint kitchen cabinets, you need to completely remove the existing color with sanding, starting with a primer, and applying 5 to 7 layers of paint. Most cabinets from manufacturers come already painted this way. However, not many would be willing to go through the process of sanding each cabinet and applying multiple layers of paint. Many people opt for an easier approach, applying primer and 2 to 3 layers of paint, but this results in easily chipped cabinets, especially with light impacts. Over time, they can look quite shabby. Therefore, if you want to paint cabinets, it's advisable to hire a professional. There are various methods for cabinet makeovers, such as the painting method mentioned earlier, replacing only the doors, or using vinyl film for coating. Explore these options and choose the most efficient method for your needs. 15. Concealing Electrical Cords Hiding messy wires can make your home look neater. Especially when using wall-mounted TVs, concealing the wires behind the wall can enhance the aesthetic appeal. The method is surprisingly simple. If you search for cable conceal kits on platforms like Amazon, you'll find various options. Installation is generally easy, and the results are satisfying. It's not a difficult task, so it's worth considering seriously. Building Shelves Installing shelves on one wall of your home is both aesthetically pleasing and practical as a DIY project. Choosing the right height is crucial. Surprisingly, after installation, shelves may appear higher or lower than expected. Therefore, it's advisable to measure the height beforehand by using a ruler at the desired location. When installing shelves, as mentioned in the previous post, use a stud finder to locate studs and install brackets at those positions. However, to prevent shelves from sagging over time, using brackets during installation is also a good idea. 11. House Garden This ties into the content from Part 1. Creating a garden where you can grow herbs or vegetables in a corner of your house is an exciting DIY project. Personally, I haven't lived in a place with a yard until I came to Illinois, so my knowledge and experience in this area are limited. However, based on what I've read, choosing the right location is crucial. The garden should receive a minimum of 8 hours of sunlight each day for optimal growth. 12. Mirror Frame Replacement Simply replacing the frame of a mirror that occupies a wall in your house can significantly alter the atmosphere. You can either repaint the existing frame or entirely replace it, which is a great DIY solution. Replacing a mirror frame is not a difficult task. Kits are available for purchase, or you can buy materials from hardware stores like Home Depot and assemble them to fit your desired length. 다들 DIY로 집을 꾸미는데 관심이 있으시죠? 하지만, 막상 시작하려니 두렵기도 하고요. House project관련 잡지들 중 힘 좀 쓰는 Bob Vila Magazine에서 누구나 할 수 있는 20가지 DIY project에 대한 기사를 올렸습니다. 함께 어떤 프로젝트들이 있는지 알아보며, 제 개인적인 의견도 곁들여 보겠습니다. 10. 선반 만들기 집의 한 벽에 선반을 설치하시는 것은 보기에도 좋고, 실용적이기도 한 DIY입니다. 중요한 것은 높이를 잘 선택하셔야 합니다. 의외로 달아보면 생각보다 높거나 낮은 경우가 발생하기 쉽습니다. 따라서 맘에 들게 선반을 달아놓은 곳에 가셔서 줄자로 높이를 미리 재 보시는 것도 하나의 방법입니다. 선반을 설치하실 때는 이전 글에서 말씀드린 stud finder를 통해서 stud의 위치를 확인 하신 후 그 곳에 지지대를 설치하셔야 합니다. 하지만, 간혹 선반을 오래 사용하다보면 쳐지게 되는 경우가 발생합니다. 그런 경우를 사전에 방지하시려면, 설치를 하실 때 bracket을 아예 사용하시는 것도 방법입니다. 11. When doing this DIY, make sure to find the wooden beam that supports the house structure to install hooks. If your ceiling is drywall and not concrete, installing hooks in non-beam areas can lead to significant problems. You can find the beam using a stud finder available on platforms like Amazon. Also, when purchasing hooks, ensure they can support the weight. Refurbishing Second-hand Furniture Purchase second-hand furniture from antique stores, sand it, and repaint it. The process is not difficult, and you can find plenty of helpful tutorials on YouTube. Upgrading Light Fixtures Bob Vila suggests that even changing one light fixture can make a significant impact. Additionally, I recommend including door handles and latches. If you've purchased a house built 20-30 years ago, most light fixtures, door handles, etc., may have an outdated style. Upgrading these elements to match current trends can rejuvenate the home's atmosphere. Changing door handles and latches is a straightforward task that even a 16-year-old can do. It doesn't take much time, but I recommend investing in a good power drill (preferably a driver) for various tasks. Upgrading light fixtures is relatively simple, while changing the electrical panel is a bit different. Since plumbing work is required for the electrical panel, it can lead to significant issues if not done correctly. As someone who has renovated and sold several houses, I don't personally handle plumbing-related tasks. If you lack experience, it's crucial to have a professional or handyman assist you when changing the electrical panel.
