  • Mortgage Interest Rates are Dropping!

    The 30-year fixed mortgage rate dropped to 6.77% this week, the lowest level since mid-March, and marked the biggest weekly decline since May, according to Freddie Mac. So far, the decline in rates hasn't spurred a surge in homebuyers. The Mortgage Bankers Association (MBA) reported that applications for loans to purchase homes continued to decline this week. Purchase application demand is still about 5% lower than it was in the spring when rates were similarly averaged. According to Sam Kharter, chief economist at Freddie Mac, this situation is not uncommon. Sometimes, when rates fall, demand weakens because buyers wait for rates to hit their lowest point and show no signs of falling further. Buyers might also hesitate for other reasons. Lisa Sturtevant, chief economist at Bright MLS, noted that home sales activity tends to slow down in mid-summer. This is something I feel every year as well. However, a bigger obstacle than the hot weather is that in many markets, home prices have reached record levels, causing some buyers to exit the market. With this week's rate of 6.77%, a homebuyer with a 20% down payment would have a monthly mortgage payment of $2,080 on a $400,000 home. With a 10% down payment, the monthly mortgage payment is expected to be $2,340. In other words, this week's lower rate could help some homebuyers improve their ability to purchase a home. This week's rate drop occurred alongside a more favorable inflation report and growing expectations that the Fed will cut its key interest rate in September. Therefore, if mortgage rates continue to fall over the next few months, more buyers and sellers may re-enter the market, potentially leading to a more balanced market than we've seen in years.   • Don't Worry About a Housing Crisis in 2024 Like the One in 2008

    Even if you didnโ€™t own a home back then, you likely remember the 2008 housing crisis. The shock impacted countless lives, and many people now live in fear that something similar could happen again. But rest assured, things are different now. According to Business Insider, while many Americans still believe the housing market is at risk of collapsing, economists studying the housing market do not anticipate a collapse in 2024 or beyond. Why are experts so confident? For the market and housing prices to collapse, there would need to be an oversupply of homes, but data shows this is not happening. Currently, there is a shortage, not a surplus, of supply. This remains true despite the inventory increases we've seen this year. Housing supply comes from three main sources: Existing home sales New construction Distressed properties such as foreclosures or short sales Looking at these three main sources, itโ€™s clear that things are different from 2008. Existing Home Sales While existing home supply has increased compared to this time last year, it remains low overall. This varies by region, but nationally, the current monthly supply is below average and significantly lower than during the collapse. The graph below illustrates this more clearly. ย  Comparing the latest data (green) to 2008 (red), the current available inventory is only about one-third of what it was then. In particular, in the Chicago area, where I am, the ratio as of July 2024 is just 1.8:1. In the northern suburbs popular with Korean Americans (Northbrook, Glenview, Buffalo Grove, etc.), the ratio is 1.3:1, and in the western suburbs (Naperville area), it's 1.2:1, indicating a very severe seller's market. New Home Construction Thereโ€™s been a lot of talk about newly built homes, and you might wonder if homebuilders are overbuilding. Despite new homes comprising a larger portion of the total inventory, there is no need for alarm. Hereโ€™s why. The graph below shows the number of new homes built over the past 52 years. The orange section indicates overbuilding that occurred just before the collapse. The red section shows that builders have consistently built fewer homes since then. ย  ย  Builders are not overbuilding but rather replenishing. According to a recent article by Bankrate, builders remember the Great Recession all too well and have been cautious in their construction pace, leading to a persistent shortage of homes for sale. Distressed Properties (Foreclosures and Short Sales) Lastly, another source of supply is distressed properties, i.e., foreclosures and short sales. During the housing crisis, foreclosure rates skyrocketed due to lending standards that allowed many people to obtain loans they couldnโ€™t truly afford. Today, lending standards are much stricter, resulting in more qualified buyers and significantly fewer foreclosures. The graph below, using data from the real estate data analysis firm ATTOM, shows how this has changed since the housing collapse. ย  The graph clearly shows that as lending standards tightened and buyers became more qualified, foreclosure rates began to decline.
