    최근 미국 주택 시장은  건축 자재 관세, 이민 정책, 금리 변화  등 다양한 요인에 의해 영향을 받고 있습니다.이런 변화가  새로운 주택 건설, 기존 주택 시장, 그리고 전체적인 주택 공급 문제 에 어떤 영향을 미치고 있는지 살펴보겠습니다. 신규 주택 건설, 기대보다 저조한 성장세 미국 주택 건설 업계는  건축 자재 비용 증가와 인력 부족 으로 인해 어려움을 겪고 있습니다. 전미주택건설협회(NAHB)에 따르면, 2025년 단독 주택 착공 수는 연간 101만 채로 예상되며, 이는 단 0.2% 증가한 수치입니다.  참고로 2026년에도 4% 증가에 그칠 것으로 전망되고 있습니다. 이 숫자는 미국의 주택 공급 부족 문제를 해결하기에 턱없이 부족한 수준입니다. 최근  프레디맥(Freddie Mac)의 보고서에 따르면, 미국은 약 370만 채의 주택이 부족 한 상태입니다. 즉, 신규 주택 건설이 충분하지 않아,  주택 공급 부족 문제가 계속해서 주택 가격 상승의 주요 원인이 될 가능성이 큽니다. 건축 자재 관세가 주택 건설 비용에 미치는 영향 NAHB는  건축 자재 비용 상승이 주택 건설 속도를 늦추는 주요 요인 중 하나 라고 지적했습니다. 특히 트럼프 전 대통령의 관세 정책이 다시 시행될 가능성이 있으며, 건축 자재 가격을 더욱 높일 수 있습니다.  캐나다와 멕시코산 목재 및 건축 자재에 대한 관세는 일시적으로 유예되었지만, 중국산 자재에 대한  10% 관세가 2025년 2월 1일부터 발효되었습니다. 노동력 부족, 주택 건설 속도를 늦추는 또 다른 원인 트럼프 대통령은  불법 이민 단속 및 대규모 추방 정책이 주택 가격을 낮추는 데 기여할 것이라고 주장 했지만, 건설업계는  이러한 정책이 오히려 주택 건설 노동력을 감소시켜 주택 가격 상승을 초래할 수 있다고 우려 하고 있습니다. 실제로 NAHB 수석 이코노미스트 Rob Dietz에 따르면 건설업계는 여러 지역에서 현재 노동력 부족과 높은 건축 비용이라는 이중고를 겪고 있다고 합니다. 즉, 신규 공급에 대한 물량적인 제한이 있을 것으로 보입니다.   기존 주택과 신축 주택의 경쟁 심화 2025년 미국 주택 시장은 점점 균형을 찾아가고 있습니다.  팬데믹 이후  극심했던 셀러 마켓에서 벗어나, 점점 중립적인 시장으로 변하고 있는 중입니다.     The U.S. housing market is currently being influenced by a variety of factors, including construction material tariffs, immigration policies, and interest rate changes. These shifts are affecting new home construction, the existing home market, and the overall housing supply. Let's explore how these changes are impacting the market. New Home Construction: Slower-than-Expected Growth The U.S. housing construction industry is struggling due to rising construction material costs and labor shortages. According to the National Association of Home Builders (NAHB), the number of single-family homes started in 2025 is expected to be around 1.01 million units, reflecting only a 0.2% increase. Projections for 2026 show only a 4% growth. This level of growth is insufficient to address the housing supply shortage in the U.S. Recent reports from Freddie Mac indicate that the U.S. is facing a shortage of approximately 3.7 million homes. In other words, the pace of new home construction will likely continue to fall short of meeting demand, exacerbating the housing supply shortage, which could lead to further increases in home prices. Impact of Construction Material Tariffs on Home Building Costs NAHB has pointed out that the rising cost of construction materials is one of the key factors slowing down housing construction. There is concern that tariffs, particularly those implemented under former President Trump’s policies, could be reintroduced, further raising material costs. While tariffs on Canadian and Mexican lumber and construction materials were temporarily lifted, a 10% tariff on Chinese materials went into effect on February 1, 2025. Labor Shortages: Another Barrier to Housing Construction Labor shortages, partly due to immigration policies, are also contributing to the slowdown in housing construction. While former President Trump claimed that strict immigration policies would reduce housing prices, the construction industry is concerned that these policies could actually reduce the available labor force for building homes, potentially driving prices up. According to Rob Dietz, Chief Economist at NAHB, the industry is currently dealing with both a shortage of labor and high construction costs, which will likely limit the volume of new supply. Increased Competition Between Existing and New Homes The U.S. housing market in 2025 is gradually finding a balance. Additionally, the number of new listings in January 2025 increased by 10.8% compared to the previous year, suggesting that housing supply is gradually recovering. The new construction market remains strong: In 2024, new home sales accounted for 14.5% of total home sales, marking the highest percentage since 2005. Typically, new homes account for 10-12% of total home sales, meaning the share of new homes in the market is currently higher than usual. However, as more existing homes are expected to come to market, competition between new and existing homes will likely intensify. The Decline of the Mortgage Rate Lock-In Effect High mortgage rates have been one of the biggest factors limiting existing home inventory. However, as more people begin to need new homes, the number of existing homes on the market is expected to rise. Current U.S. mortgage rate situation: 83% of all mortgages are under 6% interest rates, with 55% having rates below 4%. By the end of 2025, it is expected that 75% of mortgages will be in the 5.5% to 6% range, which will likely lead to an increase in existing home market activity. In other words, although interest rates remain high, more people will need to sell their homes, leading to an increase in the availability of existing homes. Higher mortgage rates have increased the cost for investors to finance purchases. Rising home prices have reduced the profitability for investors. As a result, large investors are purchasing fewer properties and stepping back from the market. 3. More Opportunities for Regular Buyers Many people think  “investors are taking over the market, and I can't buy the home I want” , but the actual data shows that this is a better time for regular buyers. ✔ As large investors leave the market, there are fewer competitors for regular home buyers. ✔ Properties that investors prefer, like rental homes or those in need of remodeling, are now more accessible.
