Selling a House - Preparation Checklist – Part 6


Up to this point, we've discussed preparations for ensuring that listing photos come out well.

Starting from this post, let's discuss what you should prepare for when potential buyers come to see the house after you've listed it on the market.



  1. Curbside Appeal – It can't be emphasized enough.

Let's imagine you're going on a date. When you arrive at the agreed meeting place and find a clean and well-maintained entrance, you'll already start feeling good even before meeting your date. Conversely, if the entrance is unkempt and disorganized, you might start having negative thoughts even before meeting your date.


The same goes for a house. Even though people are coming to see the interior, the first impression when they arrive at the front of the house is crucial. Therefore, you need to ensure that the front of the house, visible when parking the car, is well maintained. The better impression people get when they arrive, the higher the likelihood that your house will sell well.


  1. Maximize Natural Light in the House.

If a showing is scheduled, make sure to brighten up the house as much as possible before it begins. People generally prefer spacious homes, and a bright house appears larger. Secondly, among the conditions that many buyers prefer is a "bright house with lots of natural light." So, raise all blinds and turn on all lights in the house.



  1. Organize the Inside of Kitchen Cabinets and Pantries.


The kitchen is the most important space in a house when it comes to selling or buying. Therefore, even if only the kitchen looks good, people tend to like the house. Typically, buyers don't open every drawer and cabinet in the house. However, the cabinets in the kitchen are always opened. While checking the kitchen cabinets, buyers are assessing how much storage space there is, but the image they see during this process can also increase their liking for the house. If the inside of the kitchen cabinets is neatly organized, it makes the cabinets themselves look good, almost like they belong in a more expensive kitchen. So, make sure the inside of your kitchen cabinets and drawers are neatly organized.


Once people start coming to see the house, the real game begins. These people will either think "Wow, this is nice" or "Not really." The more "Wow" reactions you get, the better chances you have of selling the house for a good price and selling it quickly.
