According to an April 30 article from Keeping Current Matters, late May may be one of the most advantageous times to list your home this year. This analysis is based on recent housing market data from Zillow, which shows that homes listed during the last two weeks of May tend to sell for higher prices than average.
On average, homes sold for about 1.7% more, which translates to roughly $6,000 higher.
Why late May?The reason is actually quite simple.
This is when buyer activity tends to peak. Families want to move before summer break, parents are preparing for new school districts, and many buyers who had been waiting on interest rate changes re-enter the market all at once.
In other words:Buyer demand increases, but inventory is still limited.
This combination can lead to:
More showings
Increased chances of multiple offers
Stronger negotiating power
Faster sales
But the Chicago market is a bit different from the national trend
Real estate is always local.
According to an April market report from Realtor.com, the Midwest is still experiencing low inventory levels. Suburban areas with strong school districts continue to favor sellers.
From what I’m seeing in the field, it’s consistent:Well-prepared homes in popular suburbs like Schaumburg, Naperville, and Buffalo Grove can still attract multiple offers even now.
So waiting until late May isn’t always the strategy
The more important question is:Is your home ready to hit the market right now?
If you can already do the following:
Declutter and organize
Complete minor paint and touch-ups
Prepare professional photography
Set a solid pricing strategy
Then starting now may actually give you an advantage—because serious buyers are already active.
Waiting isn’t always the answer
Many sellers assume waiting will guarantee a higher price. But the market doesn’t always work that way.
As we get closer to late May, more listings may hit the market at the same time. If you wait too long, your home could get lost among the competition.
