Lately, many sellers have been asking me questions like these:


“Interest rates are still high — will my home sell well right now?”

“Buyers seem much pickier than before. Is it still a good time to list?”

“Should I wait a little longer?”


My answer is simple: regardless of the market, homes that sell quickly tend to have one thing in common. And the secret is simpler than most people think.


It all comes down to pricing strategy.


Many homeowners believe the most important factors are the condition of the home, interior upgrades, school district, or location. While those certainly matter, the factor the market reacts to most quickly is ultimately the price.


Especially in today’s 2026 housing market, we are no longer in the 2021–2022 environment where almost every home sold immediately. Inventory is gradually increasing, and buyers are much more cautious and selective than before. In this type of market, pricing strategy has become even more critical.


According to recent data from Keeping Current Matters (KCM), one of the biggest factors in selling a home quickly is setting the right price from the very beginning.


Why Is the Initial Price So Important?

The moment a home first hits the market is the most important window of time.


New listings receive the highest level of exposure on the MLS, Zillow, Redfin, and Realtor.com during the first one to two weeks. If the market responds positively during that initial period, showings increase quickly, buyers compete, and sellers are more likely to receive strong offers and favorable terms.


But what happens when a home is priced too high from the start?


Buyers who were initially interested simply move on. As more time passes, the market starts asking questions:


“Why hasn’t it sold yet?”

“Is something wrong with the house?”

“Will the price drop later?”


At that point, negotiating power slowly shifts from the seller to the buyer.


The Same Trend Is Happening in Chicago’s Western Suburbs

The markets where I actively work — areas like Naperville, Plainfield, Bolingbrook, and Schaumburg — are showing the same pattern.


Well-maintained homes in strong school districts are still selling quickly. However, when sellers price their homes based on the peak values from 2022 rather than current market conditions, showing activity drops significantly.


On the other hand, homes priced realistically based on current market data are still generating multiple offers during the first weekend open house.


The market hasn’t necessarily become bad — it has simply become smarter.


Why You Shouldn’t Rely Solely on Zestimate

Sometimes sellers show me an online estimate and ask, “Can’t we just price it here?”


The problem is that automated estimates cannot fully account for factors like:


  • the actual condition of the home

  • recent renovations

  • the feel of the block or subdivision

  • whether the property backs to a busy road or open space

  • school boundary nuances

  • real buyer psychology


Even within the same subdivision, factors such as being on a corner lot, a cul-de-sac, or having backyard privacy can dramatically change buyer response.


What truly matters is not an algorithm’s estimate, but the price buyers are genuinely willing to pay in today’s market.


Why a Strong Listing Agent Matters

It may seem like sellers determine a home’s value, but in reality, the market does.


A good listing agent does much more than simply upload a property to the MLS.


They analyze recent sold data, compare active competition, study pending sales and buyer behavior, and determine the most strategic starting price to maximize seller advantage.


Especially in a market where inventory is gradually rising, a pricing mistake can easily cost tens of thousands of dollars.


Every home will eventually sell.


But how quickly it sells, at what price, and under what terms — that is determined by strategy.

They are homes that started with the right strategy from day one.
